Barchester keeps expanding – new acquisition in Bath

Barchester Healthcare has acquired a new care home development site in Bath as part of its national expansion programme.

Founded in 1992, Barchester Healthcare is an independent care provider with over 260 care homes and seven registered hospitals across the UK. It delivers care to over 11,000 residents and patients and employs over 17,000 people.

Account filings for 2020 show the company’s revenue at £663 million.

Financial terms of the transaction were not disclosed.

The development was brought forward by specialist developer and retirement village operator C Squared Property Developments, and was handled by specialist business property advisor Christie & Co.

As the latter mentions in a press release, following positive pre-application and design discussions with the Local Planning Authority, a planning application was submitted for a 68 bedroom ‘best in class’ corporate style care home design with 100 per cent en suite wetroom facilities and a south west facing secured courtyard garden. Following an initial refusal, the planning application was consented at appeal.

Jordan Rundle, director of the Healthcare Development & Investment at Christie & Co, who handled the sale, said: “Bath is an area with a significant undersupply of future proof care home beds and the historical, tightly packed nature of the city’s settlement means land supply in central locations is scarce. C Squared Property Developments has unlocked a fantastic development site which is situated close to the city centre, and the care home will be well placed to serve the rapidly increasing bed demand in the catchment.

“Congratulations to both C Squared Property Developments and Barchester for being so tenacious with the Local Planning Authority, which has resulted in securing a planning permission on appeal.”

Julian Burgess, land buyer at Barchester Healthcare added: “We received a tremendous amount of local support for the application, and this is a great result for us. The home will provide much needed care here in Bath, and a large number of jobs sourced from the local area too. We have over 260 care homes across the UK, and this provides another significant step in our expansion programme.”

Barchester Healthcare chief executive Pete Calveley received two awards at the HealthInvestor UK Power Fifty 2021 – those of ‘Outstanding Leader’ and the ‘Grand Prix’.
